Completion Day - What To Expect

It's a great day to move into your new home!

Completion Day: the last step in the process of buying a new home. It is the day when ownership is transferred from seller to buyer, the buyer gets the keys to the property and is able to move in.

Completing on your Platform property is the best part of the process and if you're currently waiting in excited anticipation, we've provided a run down on all of the things you can expect on your completion day.

Prior to completion day

There's many things that will take place before completion, but on the immediate run up, you can expect the following:

  • Your completion day will be agreed between Platform and you, so there won't be any surprises. Completion days take place between Monday - Friday.
  • Once a completion date has been set, your solicitor will request the release of mortgage funds from your lender.
  • Exchange of contracts will take place either prior to completion, or earlier in the day on the same day as your completion.

It is also possible to exchange and completion on the same day!

On Completion Day

The day has arrived and it's almost time to celebrate, so here's what you can expect to happen on the day you complete.

Your solicitor will transfer funds to our (Platform's solicitors). Once we have confirmation that the funds have been received, we will release the keys to you. Our daily cut off time for completion is 5pm - so don't fret, your completion will take place no later than this.

Your dedicated Sales Consultant will arrange to meet you (the buyer) at the property to hand over the keys. On your completion day we'll always meet you directly at the property.


What happens when we meet you at the property?

You will have already had your home demo prior to your completion, so you should be familiar with your home and where everything is.

It is our responsibility to run through our completion checklist with you, this will include checking:

  • Heating
  • Hot Water
  • Appliances
  • General condition of the property
  • Meter readings

We carry out these checks on the day to ensure your new home meets our Platform standard before handing the keys over to you

Your new home will also have had a professional clean ahead of your moving day, to make sure it's ready to move straight in to.

Once we have noted your meter readings, we will notify the supplier of your move in day on your behalf - one less thing to worry about! You then have the choice of using the same supplier that is set up, or you can switch to a supplier of your choice should you wish.

After running through the completion checklist with you, providing you with all of your documentation and answering any questions you may have, our Sales Consultant will hand over the keys to you and the home is officially yours, congratulations!

Things to consider

It is not unusual for conveyancers or mortgage providers to work at their own pace. Once in a while we may experience a delay that sets back your completion, don't worry - this doesn't happen often and if it does, we'll maintain regular contact with you to get another completion day booked in.

What happens once you've moved in

Once you've moved in: 

If you are a Shared Owner or renting through the Rent to Buy scheme, you will be contacted by the Home Ownership Team who will welcome you to your new home and they'll be able to help you set up your rent payments if you require the assistance.

During this introduction, the Home Ownership Team will go through your build warranty, defects liability period and duration plus manufacturers guarantees - there's a lot of information to take in, so you can also find all of this information in your handover pack.

Finally, the team will put you in touch with your dedicated Home Ownership Officer who will be able to assist you anytime you have a question as a Platform home owner.
